This renovation of a three-family residence is phased over a number of years to allow the owners to continue to collect rental income as they reconstruct and expand their dwelling unit. The completed project will have an owner’s residence on three floors while maintaining two rental units. The design is approached as an improvisation within a framework. While an overall master plan is followed, the details of each phase transform the master scheme through the feedback provided by the experience of living in a work-in-progress. The first two phases focus on “foundational” elements such as the basement, bathrooms, and façade, while future phases will reorganize vertical circulation, generate more open living spaces, and add a back patio adjoining the yard.
